The certificate

A signature lenders trust.

A Professional Consultants Certificate is a legally binding document. A qualified surveyor inspects your build as it goes up and confirms it complies with planning permission, building regulations and the building contract.

For small developers and self-builders it is often the faster, more affordable route to a mortgageable home than a traditional structural warranty.

PCC vs structural warranty

Know what you're buying.

A PCC is not a structural warranty. For many smaller schemes it gives lenders what they need, typically for less. Here is the honest comparison.

FAQs

Questions builders ask.

Can't see your question? Call a surveyor on 0151 837 5039.

Why do I need a PCC?

Lenders usually need a newly built or converted home to have an approved new home warranty or a Professional Consultants Certificate before they will lend on it, including Buy to Let mortgages.

Which lenders accept your certificate?

Our certificate is recognised by over 100 lenders on the UK Finance list (formerly the CML). Policies change and some limit the number of units, so always check with the buyer's lender.

How quickly will I get a quote?

Usually within 24 hours. Fill in the form or call us on 0151 837 5039.

How many site visits are there?

We carry out on-site audit visits at key stages of construction. Your quote sets out the visits for your project.

Is a PCC the same as a structural warranty?

No. A PCC is a certificate from a qualified professional, not an insurance policy. It has limits on legal cover and on protection against latent defects.

Does a PCC meet the Consumer Code for New Homes?

No. This may matter for some properties and buyers, so check your sales and lending requirements.

What is not covered?

Garages and commercial properties.

How long does the certificate last?

Choose 6 or 10 years of cover from the date of the certificate.
